The Two Day State level Conference of The Confederation of Real Estate Developer’s Associations of India (Credai) which concluded here on Saturday urged the Government to ensure that the approvals are transparent and streamlined for construction purposes.
The Conference also decided to inform the members of Credai about the industry developments especially with respect to technology, finance, management and branding. Credai will discuss the current rules and regulations and the likely impending changes and to equip them to face such situations.
Credai is a forum to interact with members from different chapters and get appraised of good practices being followed by the industry. In Credai centric discussions relating to Kerala real estate, the members have been appraised how to face the changes relating to GST and RERA.
“From the discussions it was evident that the members are really concerned about the high tax rates in GST, stamp duty and registration charges, both put together comes 22% of the value of the property including land value which is an impediment for promoting affordable housing in Kerala. These concerns will be brought to the notice of the State and Central Governments. Besides, requesting the Central Government to consider including the adjoining panchayats to the urban area for getting qualified for the affordable housing schemes under PMAY”, said Dr. Najeeb Zackeria, Chairman, Credai Kerala.
Even though the Government has brought in notification on ease of doing business, there are areas like approval systems which need to be simplified/ streamlined in line with the neighbouring States like Andhra Pradesh and Telugana, he added.
Over 250 professional Developers from Thiruvananthapuram, Kochi, Thrissur, Palakkad and Kozhikode Chapters participated in the conference. The objective of this year’s Conference was to establish Kerala as an emerging hub of Real Estate in India in the coming years. The theme for the conference was “Revive – Reinvent – Refocus”.
